Bridge Street Thetford
A large
site with extensive river frontage in the Centre of the Town
of Thetford comprising the former Anchor Hotel, the existing
bus interchange and public car parking areas.
Building Partnerships provided development expertise to Breckland
Council, the freeholders, on the development potential of the
site and coordinated the consultant team on producing an initial
scheme design followed by due diligence work required as a
precursor to submission of a planning application on the site.
This process included site survey work, ecology studies, flood
risk assessment and archaeological investigations to identify
the site constraints as well as scheme design and appraisal
work to ensure the development proposals brought forward were
deliverable. Through this process liaison and consultation
took place with the potential partners in the project. These
included Easton College and West Suffolk College along with
the Town Council, commercial catering operators and Norfolk
County Council.
The current intention is to provide 70,000 sq ft of new space
in a forum style building for predominantly educational use
but also potentially incorporating a new community facility
along with catering space for use by the students and the general
public. Extensive external ‘public realm’ improvements
are also proposed to ensure the site provides an appropriate
space in the Town Centre.
The site is included within the comprehensive Thetford Academy
proposals in conjunction with the two senior schools in the
Town.
